1.      Foreign companies wishing to engage in construction services in Indonesia have two options: set up a limited liability company PT PMA or set up a construction representative office BUJKA.

2.      The biggest difference between BUJKA and the representative office of an ordinary foreign-funded company is that the ordinary representative office cannot sign a contract, while BUJKA can sign a contract.

3.      After BUJKA gets the project, it must form a consortium with the local construction company to undertake the project. 30% of the contract amount should be subcontracted to the local construction company, and the local construction company must have the relevant B-level qualification. ( Except for the Engineering Consulting Representative Office)

4.      The parent company of BUJKA must be a construction company, and companies with other business types cannot apply for the establishment of BUJKA.

5.      When registering BUJKA at the Building Representative Office, a technical person (PJT) must be appointed and must have a SKK certificate.

6.      The first step is to register the main body of the building representative office. The second step is to apply for the architectural qualification (SBU) of the representative office, and finally pass the SBU certificate, ISO certificate, equipment list and other materials to activate the business license (standard certificate), so as to have the legal professional qualification.

7.      At the stage of registering the representative office, it will take a long time to prepare materials in China, and we should focus on it. In China, it is necessary to apply for ODI filing (Overseas Direct Investment) and 5 notarized double certification of relevant materials in China.

8.      At the stage of applying for construction qualification, based on each qualification, the Chinese parent company needs to provide relevant performance worth 100 billion Indonesian rupiah (about 50 million yuan) to meet the qualification application requirements.
